Two properties sold as one. The sellers call the main estate Eden, about 22 acres on Edson Hill with an eight-bedroom house, and the listing pairs it with a 3.98-acre buildable lot next door that already has its water, wastewater and driveway permits. A buyer could build a second house there, or simply keep it as it is.

The grounds are the draw: twin ponds, a tennis court, a heated pool, gardens, and views of Mount Mansfield, Vermont's highest peak, and the Worcester Range. The listing also notes direct access to the trails of Wiessner Woods. Inside there is a lower-level spa with a sauna and steam shower. At $5.84 million for 11,434 square feet, about $511 a foot, it is the lowest price per square foot in this group, and that price includes the extra lot. The summary shows seven baths; the description says eight.
